If your site falls within an Erosion Management Overlay (EMO), you may need a Landslip Risk Assessment before council approval.
This assessment checks whether the land is stable enough to build on, helping prevent future issues like cracking, ground movement, or landslides.
Why It Matters
Landslip assessments are needed when:
- The area has a history of ground movement
- There are visible signs of instability (like cracking or leaning trees)
- Your property falls within a council-declared EMO zone
Skipping this step can lead to permit rejections, costly delays, or serious structural issues, some of which may not be covered by insurance.
What’s Involved
- Desktop Review – We start by reviewing local geology, rainfall, and slope data to determine if a full assessment is required.
- Geotechnical or Landslip Risk Assessment – If risk is identified or at the council’s request, we attend site to assess its stability under current conditions and future factors such as rainfall or construction.
- Report – We’ll prepare a detailed report with stability findings and mitigation recommendations (e.g. drainage improvements, retaining walls, vegetation control).
Our reports meet the guidelines set by the Australian Geomechanics Society (AGS 2007) and are signed off by registered geotechnical professionals, as required.
Council Requirements Vary
Each Victorian council has its own rules for managing EMOs and landslip risks. We’ve worked extensively across the state and can guide you through what’s required for your area.
